Market update from our Glasgow and Argyll branches

Our first market update for 2024 as we look at what is happening in the property market so far. This year also marks our 20th Anniversary and to mark the occasion we partner with The Prince and Princess of Wales Hospice as our charity of the year.

We’re extremely excited for the year ahead as 2024 is a special year for our Directors Paul, Gregor and Craig. Our branches in Cardonald and Shawlands first opened in 2004 and therefore 2024 marks our 20th anniversary!

To mark the occasion, we have partnered with The Prince and Princess of Wales Hospice as our charity of the year. Based in Bellahouston Park, The Prince & Princess of Wales Hospice provides palliative care and support for people living in South Glasgow and East Renfrewshire. All of their services for patients, their families and carers are free. They receive a percentage of their funding from the NHS but rely heavily on the people of Glasgow and beyond to raise the funds needed.

Paul, Gregor and Craig have all had family members spend time at the hospice and are delighted to help raise funds for such an incredible charity. We have lots planned throughout the year and we’ll keep you up to date here and across our social media channels.

It has been a busy start to 2024 for our branches in Cardonald, Shawlands and Dunoon. Traditionally a slow month for the property market, this January has been boosted by mortgage rates being cut and buyer confidence increasing.

As you can see from the above snapshot of our figures for the month to date (Jan 1 – Jan 28 2024), we agreed 15 new sales and 39 new owners instructed us. Demand is high with 440 new tenants and 405 new buyers registering during the month for our ‘Heads Up’ property alerts. We arranged 394 viewings for our clients and received 1,676 website enquiries for their properties. We were also busy carrying out valuations for new clients, visiting 66 homes whilst a further 275 customers used our instant on-line valuation tool.

Here is what our agents are saying:-

Walter MacLean - Argyll branch in Dunoon

“Here in the Dunoon, Argyll Office we are off to a great start in 2024 with plenty of activity on the sales of local properties. We are still achieving over the asking price for the right properties and acceptable offers for others. There is a shortage of properties coming to the market which help keep the interest high but with potential sellers unsure whether to market their properties, now is the time to contact us for a free, no obligation valuation and make that move now.”

January property of the month from the Dunoon branch must be Dunmore House, Alexandra Parade, in Dunoon. A wonderful 7 bed home at offers over £510,000 and you can view the full details below -

Paul Burns - Cardonald, Glasgow branch

“Fantastic start to the year with three closing dates completed and multiple other offers received already, however there still seems to be a shortage of properties to meet buyer demand. The interest rates on a number of fixed rate mortgages are dropping which is also making purchasing more affordable for buyers.”

Properties sold this month by the Cardonald branch included:-

Ralston Drive, Crookston – 3 bed semi detached home at offers over £205,000

Paisley Road West, Ibrox – 2 bed tenement flat at offers over £115,000
Craig Smith – Shawlands, Glasgow branch

“We’re experiencing a fast start to the year in the Southside, which we anticipated after a stronger end to 2023. With interest rates holding firm at 5.25% since August 2023, we are seeing healthy competition between lenders resulting in mortgage rates reducing. A lot of buyers who took a step back from the market as interest rates climbed have returned with renewed enthusiasm. Along with the new buyers a new year brings and the continued shortage of available property, it is a great time to be selling."

Two of the properties sold by the Shawlands branch this month were sales that had fallen through with the original buyers after they failed to sell their own property. We were delighted to secure new offers for our owners. In the case of Caledonia Street, Clydebank we managed to secure a new buyer within just 9 days of returning to the market.

Caledonia Street, Clydebank – 4 bed townhouse at offers over £199,000

Burnhead Road, Newlands, 3 bed linked detached home at offers over £320,000
